Check-in and Check-out Procedures

• Check-in begins at 4:00 p.m. (EST) on the designated arrival date of your reservation. Guests are not permitted on the premises before the property is ready for occupancy.
• If you are in the area prior to check-in time, please enjoy the area's many attractions and restaurants.
• Once payment is received, we will email a confirmation/rental agreement verifying the dates of your stay, the number of people in your party and your remaining balance. This agreement must be signed and returned within 72 hours of booking.
• Checkout time: All properties must be vacated no later than 10:00 a.m. (EST). As Agent deems necessary, checkout time may be extended to facilitate Guest, though current occupancy rates and availability will determine plausibility. All late checkouts are subject to certain conditions and an additional charge.

Property Access

• You and your family and friends will have free access to three club houses, all have outdoor pools and two offer tennis courts also.
• Chalet Village amenities include: An all-day wristband will allow you access to outdoor pools, outdoor tennis courts, horseshoes, shuffleboard and a 12 and under kid’s playland.
• The clubhouse game room is equipped with pool tables, a foosball table, checkers, chess, ping pong and a small “home style” work out room so you don’t skip a beat in your routines. Drink Machines and concessions are also available during business hours.
• There is a discount card provided for some businesses.

Policies and Rules

• Vacation Lease Agreement / Short-Term Lease Agreement applies as provided by the owner/agent.
• All reservations require a deposit by credit/debit card matching the guest on file. A 50% deposit is required at time of booking with the remaining balance due 14 days prior to your arrival.
• The Premises are to be used and occupied by Guest as a private dwelling, and for no other purpose.
• No parties, receptions, large gatherings, weddings, or similar events are permitted without prior written authorization from Agent.
• Complaints of excessive noise and foul language or any other unlawful activity may result in immediate eviction from Premises. The entire amount of any rent, fees, and deposits will be forfeited if guest is evicted.
• No pets are allowed. In the event a guest allows an unapproved or non-allowed animal of any kind on the Premises, Guest will be assessed an additional non-refundable fee of $500.00 and may also be subject to immediate eviction pursuant to Agent’s eviction policy set forth herein.
• No smoking is allowed.

Fees and Payments

• All reservations require a 50% deposit at time of booking with the remaining balance due 14 days prior to your arrival.
• The card on file will automatically be charged the balance on that date. Reservations cannot be held without payment.
• There is no fee to use the Club Houses; a $10 pass deposit is charged and refunded upon return of the pass.
• Property Protection Plan covers unintentional damages to the Premises that occur during your stay, provided they are disclosed to management prior to departing Premises. The fee will pay a maximum amount - derived from cumulative amount of damage - of $1,500.00.
• Guest may choose to purchase Enhanced Property Protection (EPP). EPP offers enhanced protection to Guest, increasing accidental damage protection. The coverage amounts are offered as a percentage of the total cost.
• Any damages that exceed the allotted amounts, intentional or unintentional, will be charged to the credit card on file. Smoking damage in or on the property and anything deemed “Pet Damage”, by Cabins for YOU, is NOT covered by EPP.
• As an alternative to Property Protection or Enhanced Property Protection, Guest may choose to pay a Refundable Damage Deposit, authorized and collected prior to Guest entering into Premises, that will act as a safeguard to Agent for any damages that may occur, whether unintentional or intentional. The amount of this Refundable Damage Deposit varies per cabin.
• Any refund of Damage Deposit is subject to the terms of this Lease. No portion of the Damage Deposit will be refunded to a departing guest until all co-guests have vacated the Premises. Guest acknowledges that all, or a portion, of the Damage Deposit may be retained by Agent upon termination of the tenancy, and that any refund (full or partial) of the Damage Deposit to Guest shall be made within 30 days of reservation departure date.
• All advance rent deposits, damage fees, taxes, and balance of rent due are deposited into a bank rental operating account. These deposits are considered earned income to the owner and may be used immediately. Any refunds are disbursed from the general fund of the owner and are on a case-by-case basis.

Cancellation Policy

• Guest cannot cancel (and receive reimbursement of rental funds) reservation, select a different property, or change arrival date for properties 4 bedrooms and larger if the arrival date is within 6 months. Guest cannot cancel (and receive reimbursement of funds) reservation, select different property, or change arrival date, for properties 3 bedrooms and smaller, if the arrival date is within 3 months.
• There will be no refunds issued to Guest by Agent should Guest cancel reservation within guidelines of reservation arrival.
• Trip Insurance is available for purchase, prior to last scheduled payment. Refunds or credits will not be issued due to any weather-related conditions and/or Acts of God that may hinder your trip, as these are not considered customary conditions for Agent operations.
• If an event such as this occurs, agent will assess the situation and form a proprietary plan of action to address affected reservations. If Agent reschedules reservation dates, Agent may refund the amount for which it was rebooked, excluding the reservation fee, property protection (or enhanced property protection) or trip insurance, which are non-refundable.
• Agent reserves the right to charge up to $150.00 to move cabins, change dates, or cancel reservation.
• Cancellation Protection: Guest can cancel for any reason and will be refunded all nightly rents and fees, excluding the cost of cancellation protection for tier 2 and tier 3 only. Tier 1 is refunded all nightly rents, excluding the non-refundable fees. Refund will be processed immediately but may take up to 7 business days to reflect on guest’s banking account. Cancellation protection must be purchased at time of booking. All taxes are non-refundable.
• Under extreme circumstances, typically labeled force majeure or act(s) of God, including but not limited to: acts of God, fire, flood, earthquake, strong winds, war, hostilities, invasion, act of foreign enemies, mobilization, requisition, embargo, rebellion, revolution, insurrection, civil war, contamination by nuclear/biological/ other agents, riot, strikes, acts or threats of terrorism or any other circumstances, agent reserves the right to enforce extenuating circumstances policies that may preclude the agent from fulfilling the terms of cancellation protection.

Parking Information

• Free parking is available at the property.

Utilities and Amenities Access

• Wireless internet, cable, fully equipped kitchen.
• This cabin is equipped with a theater room, shuffleboard table, ping pong, fire pit and hot tub in the back for privacy.
• Towels are provided for use in the cabin. Please note towels are not provided for the pool areas.
• Additional amenities include: bed linens, complimentary toiletries, paper towels, hair dryer, climate control, coffee maker, dishwasher, toaster, crockpot, dehumidifier, ice-maker, stove, oven, refrigerator, freezer, microwave/convection oven, basic dishes and silverware, board games, smart TV, sports networks, streaming TV (Netflix), clothes washing machine, clothes dryer, laundry basics (hangers, laundry detergent), cleaning basics (toilet paper, cleaning supplies, vacuum/broom/mop), private entrance, smoke alarm, carbon monoxide detector, self check-in/check-out, park or nature trail, playground (shared), outdoor space, tennis courts, community pool, fire pit, and EV charging.

Safety and Emergency Information

• For added safety, security and property protection; some vacation rental properties may have surveillance equipment installed. Such video/audio devices will be legally installed in very limited exterior locations. Areas under surveillance are clearly disclosed and marked in such a way to protect your privacy.
• Registered guests may not, under any circumstances, install any such surveillance device during their stay without the expressed, written permission of the owners.
• CFY does not monitor or manage surveillance equipment.

Additional Important Information

• Accommodates up to 12 people.
• Three bedrooms and three bathrooms. Bed configuration: First floor bedroom has a king bed with a full bathroom; Upstairs bedroom has a Queen Bed and full bathroom; Upstairs loft has a queen log bunk bed; Basement bedroom has two queen beds.
• This cabin is located on the property line of the Great Smoky Mountain National Park and has views of Mt. LeConte Mountain.
• Construction: There is a possibility that construction projects may be in progress near any rental property during the time of your stay. No compensation or substitutions to other properties will be considered due to construction.
• Unforeseen Conditions: On rare occasions your cabin may not be ready by 4 p.m. or the hot tub may not be completely heated until later that evening. Amenities sometimes malfunction or break down; while refunds are not available for these occurrences, we will do our best to resolve issues as quickly as possible. In the rare event your cabin is sold and management is transferred, we can move your reservation to a similar property. The owner is not responsible for weather conditions or natural disasters.
• We service cabins based on immediacy and severity of issues: low priority items (minor appliances, trash, etc.) or items that require work from an outside vendor can take up to 48 hours to be resolved. High priority items (alarms, large appliances) will be addressed within 24-48 hours, and immediate issues (cleaning, HVAC, plumbing, etc.) will be addressed by end of day.
